TENANT SCREENING CRITERIA
All applicants must meet the following criteria: a gross household income of at least 2.75x the monthly rent, a minimum Resident (Credit) Score of 650, and three (3) years of verifiable rental history or homeownership with no unpaid rent, late payments, or lease violations. Additional documentation may be requested. A criminal background check and valid government-issued ID are required. Each adult (18+) must apply separately, with a non-refundable $55 application fee per applicant.
All applications are processed in the order they are fully completed and submitted. The property is offered to the first applicant who meets all screening criteria and is approved. Priority is given to the first completed and approved application that executes the lease within the required timeframe. We do not hold the property for applicants who delay.
Once approved, applicants will be provided with a lease agreement for execution. The lease must be signed without modification within forty-eight (48) hours of issuance, and all required move-in funds must be delivered within the same timeframe or as otherwise specified.
Failure to execute the lease and deliver funds within 48 hours will be considered a withdrawal of the application, and the property will be offered to the next qualified applicant.
Lease Terms:
All lease agreements are presented as standard, non-negotiable documents. Applicants are required to execute the lease as presented. Requests for changes, additions, or conditions—including but not limited to property modifications, installations, or owner approvals (such as EV chargers)—are not a condition of lease approval or execution.
Any delay or refusal to sign the lease due to requested modifications or additional approvals will be treated as a failure to execute the lease within the required timeframe.
Please note that the following dog breeds are not permitted: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Cane Corso, Chow Chow, Doberman, German Shepherd, Great Dane, Mastiff, Presa Canario, Husky, Pit Bull, Rottweiler, and Wolf Hybrid.
Co-Signer Criteria:
If a co-signer is required, they must have a minimum Resident (Credit) Score of 680 and a gross income of at least 4–5x the monthly rent. Co-signers must complete a full application and screening process and will be equally responsible for the lease.
Luxury Rental Criteria (Units Over $7,000/Month):
For properties with monthly rent exceeding $7,000, enhanced screening standards apply. Applicants should demonstrate a minimum Resident (Credit) Scoree of 680, a gross household income of 3–4x the monthly rent, and strong financial reserves. Additional documentation, including bank statements and/or tax returns, may be required. Rental history at a comparable price point is preferred.
Additional Considerations:
Applicants who do not meet the minimum Resident (Credit) Score requirement of 650 may still be considered; however, additional qualifying criteria may apply, including but not limited to increased income requirements, proof of financial reserves, or the use of a qualified co-signer.
Screening Disclosure:
All applications are processed and evaluated using a third-party screening service (Findigs). By submitting an application, you authorize the use of this service to verify credit, income, rental history, and background information.
All applications are evaluated using consistent criteria in compliance with applicable fair housing laws.
