TENANT SCREENING CRITERIA
All applicants must meet the following criteria: a gross household income of at least 2.75x the monthly rent, a minimum credit score of 680, and three (3) years of verifiable rental history or homeownership with no unpaid rent, late payments, or lease violations. Additional documentation may be requested. A criminal background check and valid government-issued ID are required. Each adult (18+) must apply separately, with a non-refundable $55 application fee per applicant.
Please note that the following dog breeds are not permitted: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Cane Corso, Chow Chow, Doberman, German Shepherd, Great Dane, Mastiff, Presa Canario, Husky, Pit Bull, Rottweiler, and Wolf Hybrid.
Co-Signer Criteria:
If a co-signer is required, they must have a minimum credit score of 750 and a gross income of at least 4-5x the monthly rent. Co-signers must complete a full application and screening process and will be equally responsible for the lease.
Luxury Rental Criteria (Units Over $7,000/Month):
For properties with monthly rent exceeding $7,000, enhanced screening standards apply. Applicants should demonstrate a minimum credit score of 700, a gross household income of 3–4x the monthly rent, and strong financial reserves. Additional documentation, including bank statements and/or tax returns, may be required. Rental history at a comparable price point is preferred.
Additional Considerations:
Applicants who do not meet the minimum credit requirement of 680 may still be considered; however, additional qualifying criteria may apply, including but not limited to increased income requirements, proof of financial reserves, or the use of a qualified co-signer.

All applications are processed and evaluated using a third-party screening service (Findigs). By submitting an application, you authorize the use of this service to verify credit, income, rental history, and background information.
