About the Tim Carr Group

Founded in 1989, the Tim Carr Group is a real estate management and investment firm with over 35 years of experience in both residential and commercial property management. The Tim Carr Group provides a broad spectrum of services including the management of real estate operations, acquisitions, strategic planning, profit maximization, project management, property leasing, as well as complete accounting, maintenance, and asset positioning.


The company started organically, with only a handful of Tim Carr’s personal properties under management. Through word of mouth and Tim’s impeccable reputation in the industry, clients asked Tim to expand his business. And, the company quickly developed a roster of properties under varying degrees of management. Since its inception, the group has continued to expand its breadth of services and now includes commercial leasing, construction management services and more.

  • FOUNDER/CEO

    Founder and President of the company that bears his name, Tim Carr, brings an unmatched level of expertise and knowledge to his property management clients. For the past 25 years, he has worked with thousands of individuals in the Coastal Orange County area, assisting them in marketing and selling their homes, rental properties and vacation rentals.


    Tim’s success is built on the cornerstones of extensive market knowledge, skillful negotiation, and strategic marketing. His vast expertise developed from his tenures at Waterfront Properties, Strada Properties and Coldwell Banker International Previews. At the heart of his business model is his passion for working with clients and his unwavering commitment to delivering on their needs and objectives. In 2013, his customer-focused work ethic led him to Villa Real Estate, the West Coast’s most technologically advanced, client-centered, and marketing-driven luxury residential real estate brokerage, as one of its founding partners.


    The success of Tim’s approach is evidenced by the fact that the majority of his practice is comprised of repeat and referral business – including that of Orange County’s top homebuilders and lenders, who rely on him to represent their properties.


    Tim holds an MBA from the University of California, Irvine’s Paul Merage School of Business and often serves as a guest lecturer at NYU and Pepperdine University, where he speaks to graduate students about trends in economics, business practices, and marketing strategies. He resides in Newport Beach with his family.

    Tana Ledgerwood is our President, bringing over 20 years of experience in property management. She holds a California real estate license and oversees the firm’s operations, client relationships, and long-term strategy.


    Her leadership style is steady, grounded, and direct. She is known for running a tight, well-structured operation built on honesty, integrity, fairness, and consistency in how agreements are upheld and enforced. Her focus is always on keeping standards clear and ensuring both owners and residents are treated fairly and professionally.

Sheryll Carter

  • PROPERTY MANAGER ASSISTANT

    Sheryll Carter is a Property Manager Assistant with the Tim Carr Group, where she has been with the team for 14 years. She plays a key role in supporting property management operations with a strong focus on owner relations and project coordination.


    Her responsibilities include overseeing large-scale maintenance projects such as water mitigation, concrete work, building painting, and tree trimming. She also manages city compliance matters, mid-lease inspections, and provides oversight and support to the maintenance coordinator team.


    Sheryll is known for being thorough, dependable, and honest in her work. She takes a hands-on approach to ensuring projects are completed properly and that owners are kept informed throughout the process. A true team player, she helps maintain structure, accountability, and follow-through across complex property needs.

Nancy Garcia

  • PROPERTY MANAGER ASSISTANT

    Nancy Garcia is a Property Manager Assistant with the Tim Carr Group and has been with the team for four years. She brings over 10 years of customer service experience, which shows in her strong focus on tenant relations and communication.


    Nancy is often the first point of contact for tenants and prospective renters, handling inquiries, coordinating showings, and ensuring questions are addressed clearly and promptly. She plays an important role in creating a smooth and positive experience throughout the leasing and management process.


    Known for her approachable and responsive style, Nancy strives to make every interaction straightforward and professional, helping both tenants and owners feel informed and well-supported every step of the way.

Nick Cilani

  • PROPERTY MANAGER

    Nick Cilani is a Property Manager with eight years of experience in property management. He oversees all aspects of a portion of the company’s portfolio, including unit turnovers, maintenance coordination, and tenant relations.


    Nick brings a strong practical background to his role, with hands-on experience completing unit turnovers and a foundation in construction that adds valuable insight to maintenance and project oversight. He holds a California real estate license and is a licensed property manager.


    Known for being dependable and steady, Nick helps keep operations running smoothly across all stages of the management cycle. His ability to balance day-to-day demands with long-term property needs brings consistency and flow to the properties under his care.

Sara Ketzel

  • ADMINISTRATIVE ASSISTANT

    Sara Ketzel is an Administrative Assistant with experience in real estate since 2020 and has been with the Tim Carr Group since December 2024. She holds a California real estate license and supports the property management team with day-to-day administrative operations.


    Her work centers on keeping things organized, responsive, and running smoothly behind the scenes. She manages tenant communication, lease administration, and property records with a strong focus on accuracy and follow-through. She also supports marketing and operational coordination to help ensure clear communication between tenants, owners, and prospective renters.


    Known for being detail-oriented and dependable, Sara brings a steady, proactive approach to her role and helps maintain consistency across daily operations.
